What Is Your Home Worth? Get a Number From an Appraiser, Not an Algorithm

Your home's value from a licensed appraiser's methods, not an online algorithm.

Why online estimates miss out here

"That number's all over the place." That's what most homeowners say after checking what their home is worth online. One site says one thing, another is $40,000 off, and none of them have seen your house.

Online tools struggle in the Upper Cumberland for a simple reason. Homes here aren't cookie-cutter. Acreage, outbuildings, road frontage, a shop, a view of the lake: these change value a lot, and a computer model can't see most of them.

If you want to know what your home is worth in Livingston, Cookeville, or anywhere across the Upper Cumberland, you need someone who looks at the home and the sales the way an appraiser does.

How I figure out your home's value

I've been a licensed Certified Residential Appraiser for 14 years. When I review your home's value, I use the same approach:

  1. Find the right sales. Homes near you that actually closed recently and are truly similar.
  2. Adjust for the differences. More acreage, less square footage, a newer roof, a detached garage. Each one moves the number, and I tell you how much.
  3. Check it against the market. Price per square foot, price per acre, and how fast similar homes are selling right now.
  4. Show you the work. You see the sales, the adjustments, and the range. No black box.

One thing to know: this is a pricing review to help you decide whether and how to sell. It isn't a formal appraisal for a loan, a divorce, or an estate. If you need one of those, tell me and I'll explain your options.

What you get

  • A realistic price range for your home, based on what's selling now.
  • The recent sales I compared it to, and why I picked them.
  • Which features are adding value, and which ones aren't.
  • If you're thinking of selling, which updates are worth doing first and which aren't.

There's no pressure to list. Plenty of people want the number so they can plan. When you're ready, the next step is how I sell your home.

Frequently Asked Questions

Is this a formal appraisal?

No. It's a pricing review built with appraisal methods, to help you decide whether and how to sell. A formal appraisal for a loan, divorce, or estate is a separate service with its own rules.

Why is your number different from the online estimate?

Online estimates can't see acreage quality, outbuildings, condition, or updates. I compare your home to real recent sales and adjust for those differences, the way an appraiser does.

Do I have to list with you if I ask for my home value?

No. Many people ask so they can plan. If you decide to sell later, I'm here.
