Why Pricing Your Home Correctly Matters More Than Ever in Today's Market

If you're thinking about selling your home, you may be wondering, "Should I price it a little higher to leave room for negotiations?"

It sounds like a good strategy, but in today's real estate market, overpricing your home can actually cost you both time and money.

As both a REALTOR® and a Certified Residential Appraiser, I see the market from two different perspectives. I understand what buyers are willing to pay, what lenders will support through the appraisal process, and what it takes to get a home sold successfully.

The First Few Weeks Matter the Most

When your home first hits the market, it's new. Buyers who have been waiting for the right property are watching closely.

This is when your listing gets the most attention.

If your home is priced correctly from the beginning, you'll often see:

  • More online views

  • More showing requests

  • More serious buyers

  • Better offers

  • A greater chance of receiving multiple offers

If it's priced too high, buyers may simply scroll past it without ever scheduling a showing.

Buyers Know the Market

Today's buyers have access to more information than ever before.

They can compare homes online, track price reductions, and receive instant notifications when new listings hit the market.

If your home is priced above similar homes in your area, buyers will often choose to look at those properties first.

The longer a home sits on the market, the more buyers begin to wonder if something is wrong with it—even when there's absolutely nothing wrong.

Price Reductions Can Cost You

Many sellers believe they can "start high and come down later."

Unfortunately, that strategy often backfires.

By the time a price reduction happens:

  • The excitement around the listing has faded.

  • Many buyers have already dismissed the property.

  • New buyers may assume there's an issue because it has been on the market longer.

In many cases, homes that start too high end up selling for less than they would have if they had been priced correctly from the beginning.

Appraisals Matter Too

Even if a buyer agrees to pay more than market value, the transaction still has to make it through the appraisal if financing is involved.

An appraiser analyzes recent comparable sales, market trends, location, size, condition, and features to determine the property's market value.

If the appraisal comes in below the contract price, it can create challenges that may require:

  • Renegotiating the purchase price

  • The buyer bringing additional cash to closing

  • The seller lowering the price

  • Or, in some cases, the contract falling apart

That's one reason having an agent who also understands the appraisal process can be such a valuable advantage.

Every Home Is Different

No two homes are exactly alike.

Location, updates, acreage, views, condition, layout, and local demand all influence value.

That's why pricing isn't based on what a neighbor's home sold for six months ago or what a website estimates your home is worth.

It should be based on current market data and a detailed analysis of comparable properties.
