Selling your home isn't just about putting a sign in the yard. The preparation you do before your home hits the market can have a big impact on how quickly it sells and how much money you walk away with.
Here are seven things I recommend every seller do before listing their home.
1. Declutter Every Room
Buyers want to picture themselves living in your home.
Too much furniture, personal photos, and overflowing closets can make rooms feel smaller than they really are.
Pack away items you don't use every day and keep countertops as clear as possible.
2. Complete Small Repairs
A dripping faucet, loose doorknob, chipped paint, or broken light fixture may seem minor, but buyers notice everything.
Small repairs help buyers feel like the home has been well cared for.
3. Improve Your Curb Appeal
First impressions matter.
Simple improvements like mowing the lawn, trimming bushes, adding fresh mulch, pressure washing, and planting colorful flowers can make buyers excited before they even walk inside.
4. Deep Clean the Home
A clean home always shows better.
Don't forget windows, baseboards, ceiling fans, appliances, and bathrooms.
The cleaner your home looks, the better buyers perceive its overall condition.
5. Price It Correctly
One of the biggest mistakes sellers make is pricing too high.
Homes priced correctly from day one typically receive more showings, more offers, and often sell faster than homes that require multiple price reductions.
As both a REALTOR® and Certified Residential Appraiser, I analyze current market data to help sellers determine a competitive price based on today's market—not guesswork.
6. Gather Important Documents
Having information ready about your roof, HVAC system, recent updates, warranties, surveys, or utility costs can answer buyers' questions quickly and build confidence.
7. Hire a Local Expert
Every neighborhood is different.
Working with someone who understands Livingston, Overton County, and the Upper Cumberland gives you an advantage when pricing, marketing, and negotiating.
A local expert knows what buyers are looking for and how to position your home to stand out.
Ready to Sell?
Selling a home is one of the biggest financial decisions you'll make.
My goal is to make the process as smooth as possible while helping you maximize your home's value.
If you're considering selling in Livingston, Overton County, or anywhere in the Upper Cumberland, I'd love to help you create a strategy that gets results.
