Putting a Sign in the Yard Is Not a Marketing Plan: How I Market Homes in the Upper Cumberland

When you hire a real estate agent to sell your home, you're not just hiring someone to put your property in the MLS, stick a sign in the yard, and wait for a buyer.

At least, you shouldn't be.

Today's buyers are online. They're scrolling Facebook, watching videos, searching Google, looking at listing photos, and researching properties before they ever schedule a showing.

That means digital marketing matters when you're selling your home.

Your First Showing Usually Happens Online

Before a buyer walks through your front door, there's a good chance they've already seen your house online.

They've looked through the photos.

They've read the description.

They may have watched a video.

They've probably compared your home to several others in the same price range.

That's why the way your home is presented online matters so much.

If the photos don't grab their attention or the marketing doesn't show them what makes your property special, you may lose that buyer before they ever schedule a showing.

Good Real Estate Marketing Is More Than the MLS

The MLS is extremely important, but it shouldn't be the entire marketing strategy.

When I list a property, I want to create as many opportunities as possible for the right buyer to see it.

That can include professional-quality photography, video marketing, social media, Facebook, short-form video, online advertising, open-house promotion, and my own website.

Different buyers spend their time in different places.

The more strategically we market a property, the more opportunities we create to put that home in front of the right people.

Video Has Changed Real Estate Marketing

Video gives buyers something photos alone can't always provide: a better feel for the property.

It can help show the layout, highlight special features, showcase the land, and give buyers a better idea of what makes a home unique.

And video isn't only for luxury homes.

A great marketing strategy should make every listing look important.

Because if it's your house we're selling, it IS important.

Pricing and Marketing Have to Work Together

You can have incredible photography and a great marketing campaign, but marketing can't fix an unrealistic asking price.

And you can price a home correctly but miss opportunities if nobody sees it.

The two have to work together.

As both a REALTOR® and Certified Residential Appraiser, pricing is a major part of my listing strategy.

I look at comparable sales, current competition, market activity, property characteristics, location, condition, and other factors that buyers are considering.

Then we pair that pricing strategy with strong digital marketing.

Price it correctly. Present it correctly. Market it aggressively.

That's the combination I want working for my sellers.

Local Marketing Matters Too

Selling a home in Livingston or Overton County isn't exactly the same as selling a home in Nashville, Knoxville, or another large market.

Our properties can be very different.

We have homes in town, acreage properties, farms, lake-area homes, new construction, older homes, unrestricted land, and properties that don't fit neatly into a box.

Understanding the Upper Cumberland market helps determine not only how a property should be priced, but also who we're trying to reach and what features we need to highlight.

Before You Hire a REALTOR®, Google Them

If you're interviewing agents to sell your home, here's something simple you can do:

Google them.

Look at their social media.

Look at their website.

Look at how they're marketing their current listings.

Watch their videos.

Look at their photos.

If you're hiring someone to market one of your largest financial assets online, you should be able to see evidence that they know how to market themselves and their listings online.

Ask them exactly what they're going to do after your home goes live.

You deserve a real answer.
