The Upper Cumberland Home Seller's Guide

How to price your home with real data and sell it without guessing.

Who this guide is for

This guide is for you if you own a home in the Upper Cumberland and you're thinking about selling, this year or someday. Maybe you've checked an online estimate and thought, "That number's all over the place." Maybe you're wondering, "How do I know an agent's number is right?"

By the end, you'll know how pricing really works here, how to get your home ready, and the mistakes that cost sellers the most.

The Upper Cumberland selling process, step by step

  1. Find your real number. Start with recent closed sales that are truly similar to your home, then adjust for what's different: acreage, square footage, condition, updates, outbuildings. That's how an appraiser works, and it's how I price.
  2. Decide your timing. Where are you going next? If you're buying too, decide whether to buy first or sell first based on your equity.
  3. Get the home ready. Clear out, clean, and fix only what will pay for itself. I bring in a professional cleaning before photos on every listing.
  4. Photos and video. Professional photos and a walkthrough video on every listing, and drone photos for homes over $400,000.
  5. Launch. Your home goes into Realtracs and UCAR, and out to my own audience through my three videos a day. Homes over $500,000 get paid social ads for the first 14 days.
  6. Showings, feedback, and weekly updates. You should hear from your agent every week.
  7. Offers. Compare price, terms, contingencies, and timeline, not only price.
  8. Inspection, appraisal, and closing, handled with a local closing attorney.

For context: across Overton County over the last year, the median home took 78 days to sell and sold for about 95% of its original list price (UCAR MLS, Overton County residential sales, September 2025 to September 2026).

Mistakes to avoid

  • Starting too high. Overpriced homes sit, get cut, and often sell for less than they would have at the right price.
  • Trusting an online estimate. Online tools can't see your land, your shop, or your updates. They're especially bad with acreage.
  • Skipping the prep. A home that isn't clean looks worse in photos, and buyers decide from their phones.
  • Weak photos. Phone snapshots cost you showings.
  • Choosing an agent by the highest number. Ask how they got it, and ask to see the sales.
