First-Time Home Buyers: Every Step Explained, No Surprises

Every step explained before it happens, and a price check before you offer.

If you've never bought a home before

"I don't even know what questions to ask." That's the most common thing I hear from first-time home buyers in the Upper Cumberland, and it's a completely normal place to start. Buying your first home comes with new words, new steps, and a lot of money on the line.

A lot of first-time buyers also worry they'll get taken advantage of somehow. My job is to make sure you don't.

How I help first-time buyers

I walk you through the whole thing step by step, before each step happens, so nothing feels like a surprise. And I answer every question, no matter how basic it feels to you.

Here's what makes working with me different: I'm a licensed Certified Residential Appraiser as well as a REALTOR®. Before you offer, I look at the home the way an appraiser will, with real recent sales and adjustments, so you know whether the price makes sense. That protects you at the negotiating table and again when the lender's appraisal comes in.

Your first home, step by step

  1. Talk first. What you want, where, and what you can comfortably spend.
  2. Get pre-approved with a lender, so you know your real budget.
  3. Look at homes, and I tell you what each one is really worth.
  4. Make an offer built on real sales.
  5. Inspection, appraisal, and closing, explained as we go.

More detail is on how I help buyers.

Frequently Asked Questions

How much do I need saved to buy my first home?

It depends on the loan type and the home. A lender can tell you exactly what you'll need for a down payment and closing costs, and I can connect you with one.

What if I pick the wrong house?

That's why I check each home's price against real sales and why you get an inspection. You'll know what you're buying before you commit.

Do you really answer every question?

Yes. There's no such thing as a dumb question when it's your first home.
