Selling a Home During Divorce, Handled Fairly for Both of You

A price you can both check, and the same information to both of you.

When two people have to agree on one sale

Selling a home during a divorce in the Upper Cumberland is hard for reasons that have nothing to do with real estate. Two people have to agree on a price, a timeline, and every offer, often while they aren't agreeing on much else.

What helps most is a clear number both of you can see the reasoning behind, and an agent who treats you both the same.

How I handle it

A price you can both check. I price homes with the same methods I use as a licensed Certified Residential Appraiser. I show both of you the sales and adjustments I used, so the number isn't one person's opinion.

Equal communication. Both of you get the same updates, the same information, at the same time. I don't take sides.

Working with your attorneys. If your attorneys or a court order set terms for the sale, we follow them. I'm not a lawyer and don't give legal advice, so legal questions go to them.

Disclosure done properly. Required disclosures get completed correctly, no matter who is living in the home.

Note: my listing price is a pricing opinion, not a formal appraisal. If your divorce needs a formal appraisal of the home, that's a separate service, and your attorney can tell you whether you need one.

What the process looks like

  1. A pricing review, shared with both of you.
  2. Agreement on the price, the timeline, and how decisions get made.
  3. Getting the home ready, then photos and video. See how I sell your home.
  4. Weekly updates to both of you.
  5. Every offer shown to both of you, line by line.

Frequently Asked Questions

Do you work for one spouse or both?

When you both own the home and are selling together, I communicate with both of you equally and share the same information with both of you.

Is your price the same as a divorce appraisal?

No. My listing price is a pricing opinion. If your case needs a formal appraisal, that's a separate service. Ask your attorney whether you need one.

Can we sell before the divorce is final?

Often, yes, but it depends on your situation and any court orders. That's a question for your attorney. I'll follow whatever terms apply.
